One flat number for the entire property. Tell us what’s staying and we’ll work around it.

We clear it out

We empty every room, donate what’s usable, scrap the metal and sweep up. Not on site? We send photos when it’s done.

Pricing

What goes into your price.

Every estate & property cleanouts job is quoted as one flat number. These are the things that move it up or down.

Size and how full it is

A packed three-bedroom with a full garage is a different job than a half-empty condo. Photos of each room tell us a lot.

Heavy items

Pianos, safes, hot tubs, workshop equipment and anything that needs extra hands.

Stairs and access

Basements, second floors, attics and long walks to the truck add time.

Items with their own fees

Mattresses, tires and refrigerant appliances carry landfill charges per piece. We include them in your quote, not after.

The quote is the price. If the job turns out bigger than the photo, we re-quote before we load a single thing, never after.

Questions

Cleanouts questions we get a lot.

Do I have to sort through everything first?
No. Pull out anything you want to keep or tell us what’s staying, and we take the rest. If we come across something that looks personal, like photos or paperwork, we set it aside for you instead of tossing it.
I live out of state. Can you handle the cleanout without me?
Yes. As long as someone can let us in or there’s a lockbox, we can do the whole job, send you photos when it’s done and you can pay by link.
Can you get a listing ready before photos or closing?
Yes. Same and next day openings are common, so a tight closing date usually isn’t a problem. Realtors can text us photos and get a price the same day.
How long does a full-house cleanout take?
Many are done in a single day. Very full homes can take longer, and we’ll tell you before we start.
Do you donate anything?
Yes. Usable furniture and household goods get donated, metal gets scrapped, and only what’s left goes to the landfill.
I manage rentals. Can you send a COI?
Yes. We’re licensed and insured and can send a certificate of insurance naming your company before the first job.
